FAQ's El Tesoro Print

1- How close is the nearest beach access?
There is direct beach access across the street from El Tesoro.  A small wooden bridge, crossing the mangrove to the beach, has been constructed and maintained by El Tesoro de  Tamarindo.

2- What is the walking distance to town?
The walking distance is about 10 minutes (approximately 3/4 of a mile) by either the beach access or the main road into town.

3- How close is the nearest medical facility?
There are several excellent emergency care clinics in the Tamarindo area. CIMA is a world class medical facility and it is located in San Jose.

4- Are there private schools in the area?     
Yes, the Country Day School is approximately 20 minutes from El Tesoro.  Please see our Link to Country Day School for additional information.

5- Where is the closest airport to El Tesoro?
The Tamarindo Airport is within 3-5 minutes from El Tesoro and is serviced by Sansa Airlines and Nature Air. Liberia International Airport is one hour from Tamarindo.

6- Are there any ocean view lots?
El Tesoro is set on the side of a mountain, all of our home sites are blessed with ocean views.

7- Are the views protected?
Yes.  Great care has gone into developing a site plan that respects our neighbors.  The views are protected within the development under the enforceable  restrictions of the CC&R\'s.  El Tesoro sets at an elevation that also protects its views from outside development in Tamarindo.  Additionally, new laws are in  place restricting the height of all new development.

8- What type of security measures does El Tesoro offer?
There is only one way in and out of El Tesoro and that is through the guard gated entrance.  The natural elevations of the property, our surrounding neighbors and the on-site security provide a well protected environment.   These security measures make El Tesoro a very well protected development.

9- Can I get cable TV or Direct TV? What about high speed Internet Service?
Yes. The cable and infrastructure are in place to every lot.  The hook up is the owner's responsibility.

10- What is the status of the infrastructure?
The infrastructure has been complete.  This includes roads (pavers through out the project), water and sewer lines, underground utilities, phone, cable and high speed internet cables, water treatment plant and many other on site improvements.

11- How many condominiums will be built?
174 condominiums are approved as part of El Tesoro’s development plan.  This number cannot be exceeded.

12- Do Condominiums have their own pool and security?

For each of our multi-family sites, the developers will determine if additional security will be staffed.  It is expected that all condominium developments will offer swimming pools.

13- Do you have any building restrictions?
Yes. The CC&R’s provide a description of acceptable architectural styles as well and approved building materials, etc.  These controls (restrictions) are in place to protect your investment, fellow property owners and the integrity of El Tesoro.

14- Are the architectural guidelines for the project enforceable?
Yes. The legal structure of El Tesoro is under Condominium Horizontal law.  As a result of this status, the guidelines of the CC&R’s protect your investment and are legally enforceable.

15- Do I have to use El Tesoro’s architects and builders or can I use my own?
You can select your own architect and builder.  If requested we will provide you with a list of reliable sources.

16- How much is the construction costs for a house?
Quality construction is running approximately $125-150 per Sq. Ft.

17- If I buy a lot do I have to start construction within a prescribed period of time?
No. You are not required to begin construction within a prescribed period of time.

18- Can I reserve a home site?
Yes, with a Purchase Agreement in place and a 10% deposit we can hold a property for you.

19- Can I reserve a condominium?
Yes, the terms will be provided by the individual condominium developer.  The Sea Cliffs project is currently taking reservations.  Additional El Tesoro Condominium development will be offering pre-sales opportunities soon.

20- Can I rent out my condominium?
Yes.  You can select your own property management company, market and rent you units directly or use our on site property management service.  The CC&R's address the rental rights of property owners.

21- When can I start building my home?
The project is completely ready for the development of your home.   Once your design is approved by the HOA ( Home Owners Association) your architect can present your final plans for permits.  The permit process takes 4-6 months on average.

22- Is financing available?

Yes, however this is subject to current market conditions.

23- How much are the monthly association fees?
The monthly fee for home sites is $250.  The fees for condominiums units will be set by the condominium developer and are expected to be in the $300 - $400 range.

24- How can I send payment?

Specific wiring instructions will be provided.

25- How would you describe the beach community of Tamarindo?

Tamarindo is a thriving beach community on the Pacific North West Coast of Costa Rica.  Amongst its activities you will find champion golf, world-class surfing, sport fishing, boat tours to nearby beaches and islands, sunset sailboat cruises, diving, canopy tours, bike tours, quad tours, fine gourmet restaurants, exciting nightlife and good old R & R.
